Preparing for a Real Estate Closing or Loan Signing

By Tawana Harris ·

A loan signing is the largest stack of paper most people ever sign at one sitting, and it usually happens on a deadline. Knowing the shape of the appointment in advance makes it calm rather than rushed.

What the appointment involves

A signing agent brings the document package, confirms the identity of each signer, guides everyone through the package in order, makes sure signatures, initials and dates land where they belong, and notarizes the documents that carry notarial wording. Not every page needs notarizing — many simply need a signature.

Identification

Every signer needs valid, unexpired government-issued photo identification, and the name on the identification needs to line up with the name on the loan documents. Mismatches — a married name, a suffix, a middle initial that appears on one and not the other — are the single most common reason a signing stalls, so raise them before the appointment rather than during it.

Who should attend

Everyone who signs must be present. If a spouse or co-borrower appears on the documents, they attend too, with their own identification. If someone genuinely cannot attend, that has to be resolved with the lender or title company beforehand, not improvised at the table.

Time and setting

Set aside a proper block of time and pick a table with room to spread out papers. Good light matters more than people expect. If children or pets are around, arrange the signing where interruptions are least likely — a package of this size needs uninterrupted attention.

Questions about the loan itself

A notary or signing agent presents the documents and makes sure they are executed correctly. Questions about your interest rate, your monthly payment, closing costs or the terms of the loan go to your lender, escrow officer, title company or attorney. A notary cannot interpret those terms or advise you about them, and being told so is a sign the appointment is being handled properly.

Before the appointment

Confirm the exact spelling of every name, have identification out and ready, keep a pen aside, and note any page you have questions about so you can raise it with your lender promptly. If your package arrived by email for review, read it beforehand — the appointment is far easier when nothing in the stack is a surprise.

Real estate and loan signing appointments are available across New Jersey, including evenings by arrangement, since closings rarely respect office hours.
